What this Italy B&B database is

It is the list of bed and breakfasts in an Italian area, with name, address, phone, website and the emails published on that website. We extract it when you order it: the collection date is the delivery date.

We say it plainly: whoever looks for a list of B&Bs today mostly finds hotel lists. The files for sale that show up in searches cover hotels, and bed and breakfasts are left out. The reason is practical: many B&Bs are run by private individuals, in several regions even on a non-business basis, and they easily slip through lists built from company records. On the map they are there, because whoever rents out rooms wants to be found.

The count of 247 refers to Palermo and comes from a run that went to the end without interruptions. The search returned 288 listings; 41 belonged to other categories (mostly hotels, 34, then wellness hotels and other lodgings) and we removed them: the category column in the file is there for exactly this. If you sell to hotels too, those rows go back in on request.

The fields you get on every row

These are the columns of the CSV or XLSX. The enrichment fields (email, social profiles, website status) are filled only for the properties with a reachable website.

WebsiteURLThe domain shown on the listing. Check it: in the 10 Palermo rows two B&Bs show the same domain, which carries the name of neither. When it is missing, the property gets found elsewhere: for whoever sells websites and direct booking it is the first signal.

How we build the list

The sector from the listing, not from the ATECO code

A company picks its ATECO activity code when it registers and often never updates it when the business changes. We take the category the business shows today on its public listing, on Google Maps and on the Italian national directories.

The operating address, not only the registered office

The address is where the business works and answers the phone, not the registered office in the company register, which is sometimes only an administrative address.

Source and date for every field

Next to phone, website and email you see where the value came from and the day we read it.

Measured coverage

Every list says how many rows really have a phone, a website or an email, counted and not estimated. On this page, in Palermo: phone 97% (239 of 247), website 83% (206 of 247). Email coverage is measured in the sample from your area.

With the monthly refresh you receive new openings, closures and changed contact details, not the whole list again.

How the list is built

From the map to the file, step by step

Five steps, always the same. They are the same public collectors you find in the API: if you prefer, you can run them yourself.

1. Extraction from the map

The google_maps_places collector sweeps the area you name and collects the listings tied to bed and breakfasts: name, category, address, phone, website, coordinates, rating and reviews. It is the source where small properties are most present.

2. National directories as a second pass

The business_directory collector goes over the same area on Pagine Gialle and Pagine Bianche. For the B&Bs that also have a listing there it confirms the address; those that are only on the map stay in the file anyway.

3. Deduplication on name and street

We normalise name and address and merge the listings that describe the same property. The «source» column keeps track of where each row appeared.

4. Enrichment from the website

The local_business_leads collector visits the website of each property and extracts the published emails, other phone numbers, social profiles and the website status. The emails come from the B&B's website, not from a purchased archive, and we know from which page.

5. «Active» flag and delivery

From the date of the last review and the website status we derive the active / doubtful / no flag, then export to CSV or XLSX with the source on every row. On request we check VAT numbers on VIES, where they exist.

How many B&Bs are there in Italy?

We have not counted a national total, so we do not publish one. The only number we measured is Palermo: 247 B&Bs in a single run on 1 October 2026, which went to the end without interruptions, after removing the hotels and other lodgings the same search returned. Before you order we tell you how many rows come out of your area.

How up to date is the data?

It is current to the day of extraction, because the list is generated when you order it. For B&Bs this matters more than elsewhere: many properties open and close with the season, and the date of the last review shows it row by row. On request we rebuild the file every month with only the changes, from €390/month.

Is there a list of Italian B&Bs with owner email addresses?

The emails are the ones each B&B publishes on its own website, so coverage depends on how many have one: in Palermo 206 B&Bs out of 247 (83%) had a website to visit. Those without a website often publish only a mobile number, and for those rows the phone is the contact. In the free sample you see the percentage for your area.

Is it legal to contact B&Bs with a sales offer?

They are contact details the properties publish to do business. For B2B the GDPR allows legitimate interest under recital 47, but many B&Bs are run by private individuals: for them the contact detail is personal data and has to be assessed case by case. When you receive the file you become an independent controller and, before calling, you screen the numbers against Italy's do-not-call register.

Does the list include B&Bs that are only on booking portals?

The sources are Google Maps and the national directories, Pagine Gialle and Pagine Bianche, and every row says which one it comes from. A B&B that is listed only on a booking portal, with no listing on the map or in the directories, is not in the file. On the map they usually are, because whoever rents out rooms wants to be found.

Is there a free list of B&Bs in Italy?

Yes, to start with: 20 complete rows from the area you name are free, with no account and no card. They come from the same extraction as the paid list, so you see the real email and phone coverage of your area. The full province is paid, from €290.

Can I download the list as CSV or Excel, and how fast?

CSV and XLSX, with the source on every row; JSON on request. The 20-row sample arrives within one business day. A full province usually takes one or two business days, because every website has to be visited one by one to read the emails and social profiles.

Can I get a list of B&Bs in Rome, Florence or just one province?

Yes: Rome, Florence, Palermo or a small municipality, as well as a list of neighbourhoods or a radius in kilometres. One province starts at €290; a whole region is quoted within 24 hours. There is no national package you have to buy whole before you get your area.

API or finished file: which is better?

The API makes sense if you have someone to integrate it and you want to rebuild the list yourself, perhaps at the start of every season: you pay from $0.01 per lead and get $2 of free credit every month. What guarantee is there on quality?
