List of real estate agents in Italy with emails: 278 agencies found in Milan in one run — any province on request
A list of real estate agents in Italy, agency by agency, with email, phone, website and operating address. We build it on request from Google Maps and the Italian national directories, then visit every website to read the emails it publishes. In Milan one run returned 278 agencies. Get 20 free rows from the area you name, then from $0.01 per lead through the API, or a finished file from €290 per province.

What this real estate agencies in Italy email list is
It is the list of real estate agencies in an Italian area, both network franchisees and independent agencies, with business name, operating address, phone, website and the emails published on that website. It is not an archive to download: it is extracted when you order it, so the collection date is the delivery date.
There are two sources. Google Maps, where every agency shopfront open to the public has a listing, and the Italian national directories (Pagine Gialle and Pagine Bianche), which bring in the independent agencies and the neighbourhood offices. Deduplication on name and street keeps the same network from showing up once for each of its signs.
It is the sector with the highest online coverage we have measured: in Milan, 265 agencies out of 278 had a website to visit, that is a page to read the emails from. One run on 8 September 2026, including the agencies in the surrounding municipalities such as Segrate and Cologno Monzese.
The fields you get on every row
These are the columns of the CSV or XLSX. The enrichment fields (email, social profiles, website status) are filled only for the businesses with a reachable website.
| Field | Type | What it contains |
|---|---|---|
| Business name | text | The name the business uses with the public, cleaned of duplicates and department labels. |
| Category | text | The category declared on the listing (and the secondary categories, when there are any): useful to filter before you call. |
| Address | text | Street and number of the operating address, the place where the work actually happens. |
| City, province and postcode | text | Three separate columns in the file, so you can split the list by sales territory without reworking it. |
| Phone | text | The number published on the listing, normalised to international format; mobiles stay separate from landlines. Before a calling campaign the numbers must be screened against Italy's do-not-call register (Registro Pubblico delle Opposizioni). |
| Website | URL | The business domain. When the column is empty, the business has no website: for some sellers that is already a signal. |
| Email found on the website | text | The emails published on the business website, read from the site itself during enrichment. More than one when there are several. |
| Social profiles | URL | Facebook, Instagram and LinkedIn linked from the website: useful when the phone does not answer. |
| Rating | number | The average star rating on the listing, where there is one. |
| Number of reviews | number | How many reviews it has collected: an order of magnitude of the client volume. |
| Date of last review | date | When someone last wrote a review: the most honest signal that the business is still trading. |
| Active | yes / doubtful / no | Flag computed from the date of the last review and the website status. «Doubtful» means to be checked, not to be thrown away. |
| Operating address confirmed | yes / no | It is yes when the map and the national directory show the same address. It is the field that keeps your letter from landing at the accountant's office. |
| Source per row | text | Google Maps, national directory or both: every row says where it comes from. On request we add the VAT number where the register shows it, checked on VIES. |
How we build the list
Five choices that decide how many right rows end up in the file.
The sector from the listing, not from the ATECO code
A company picks its ATECO activity code when it registers and often never updates it when the business changes. We take the category the business shows today on its public listing, on Google Maps and on the Italian national directories.
The operating address, not only the registered office
The address is where the business works and answers the phone, not the registered office in the company register, which is sometimes only an administrative address.
Source and date for every field
Next to phone, website and email you see where the value came from and the day we read it.
Measured coverage
Every list says how many rows really have a phone, a website or an email, counted and not estimated. On this page, in Milan: phone 99% (274 of 278), website 95% (265 of 278). Email coverage is measured in the sample from your area.
Every month, only the changes
With the monthly refresh you receive new openings, closures and changed contact details, not the whole list again.
Before a calling campaign, Italian numbers must be screened against the Registro Pubblico delle Opposizioni, Italy's do-not-call register. A business that finds itself in a list can ask to be removed: remove your business from our lists.
How the list is built
From the map to the file, step by step
Five steps, always the same. They are the same public collectors you find in the API: if you prefer, you can run them yourself.
1. Extraction from the map
The google_maps_places collector sweeps the area you name and collects every real estate listing in it: name, category, address, phone, website, rating and reviews. It is the source that covers practically every sign you can see from the street.
2. National directories for the independents
The business_directory collector goes over the same area on the Italian national directories (Pagine Gialle and Pagine Bianche). There is a precise reason: chains and groups are everywhere, small independents often appear only there. The two sources complete each other, they do not replace each other.
3. Deduplication on name and street
We normalise business name and address (abbreviations, punctuation, company forms) and merge the listings that describe the same business. One row is left, but the «source» column keeps track of where it appeared.
4. Enrichment from the website
The local_business_leads collector visits the website of each business and extracts the published emails, other phone numbers, social profiles and the website status. The emails do not come from a purchased archive: they come from the business's own website, and we know from which page.
5. «Active» flag and delivery
From the date of the last review and the website status we derive the active / doubtful / no flag, then export to CSV or XLSX with the source on every row. On request we check the VAT numbers on VIES before we send you the file.

Pricing
What it costs
Two ways. The self-service API if you want to rebuild the list yourself whenever you need it, the finished file if you only want to open the CSV and start. Prices are always «from»: they depend on how many businesses come out of the area you name.
local_business_leads collector, $2 of free credit every month, failed extractions not chargedThe API price is per row delivered: failed extractions are not charged and rows with neither phone nor website are not counted. Prices of the finished files exclude VAT.
Who buys a list of real estate companies in Italy
Not home buyers: companies that sell to agencies, area by area.
Property portals
Signing up agencies one by one: what counts is full coverage of a province and the phone of the shopfront, not the number of the network's head office.
Real estate CRM and management software
Sellers of software for mandates and valuations: the website is the first hint of how structured the agency already is.
Home staging and renovation
A local service sold neighbourhood by neighbourhood: you need the real address of the shopfront, with the operating-address-confirmed flag.
Photographers, video and virtual tours
Whoever produces photo shoots and floor plans works from city lists and needs to know which agencies are still active.
Energy certificates and technical services
APE energy certificates, land registry paperwork and due diligence: the VAT number, where the register shows it, goes into the file on request.
Franchise networks and recruitment
Whoever is looking for franchisees starts precisely from the independent agencies: the column with the name of the sign helps tell them apart from the franchisees.
A bought list versus a list built on request
The six differences buyers tell us about after trying an archive file.
| Bought list | This list | |
|---|---|---|
| Freshness | A static file: usually it does not say when it was collected. | Extracted the day you order it; on request it comes back every month with the changes only. |
| Source per row | One big pool, with no way to know where each contact comes from. | Every row states the source: map, national directory or both. |
| Address | Often the registered office: the post ends up at the accountant's. | The operating address, with the «confirmed» flag when the two sources agree. |
| Origin of the emails | Origin not declared, often inherited from other lists. | Emails read on the agency website, with the page they come from. |
| Closed businesses | No signal: you find out by calling. | Active / doubtful / no flag and date of the last review on every row. |
| Pricing model | A package to buy whole, often national. | 20 free rows, then from $0.01 per lead through the API or from €290 per province. |
Compliance: what is in the file and what is up to you
The list contains business contacts only: business name, operating address, published number, website and the emails the agency publishes on its own website. No consumer data, no private contacts, no personal profiles bought from third parties.
For business-to-business contact the legal basis is legitimate interest, which the GDPR names explicitly for direct marketing in recital 47. Sole traders and self-employed professionals are flagged in a separate column, because for them the contact detail counts as personal data and the processing has to be assessed case by case.
Email, SMS and automated messages need consent in Italy. Sending commercial communications through automated systems requires the recipient's prior consent, even when the recipient is a company or a professional (art. 130 of the Italian Privacy Code): the email column is for whoever already has that consent or for one-to-one contacts. Calls with a live operator are allowed only to numbers not listed in the Registro Pubblico delle Opposizioni, Italy's do-not-call register.
When you receive the file you become an independent controller of the data: privacy notice, record of processing and replies to data subjects' requests are up to you. Before any calling campaign the numbers must be screened against the do-not-call register; on request we check the VAT numbers on VIES before delivery.
If your business is in one of our lists and you want it out, the business name and the contact detail to remove are enough: remove your business from our lists.
Sources and standards: Registro Pubblico delle Opposizioni (Italian do-not-call register) · Garante Privacy — telemarketing and unwanted calls · GDPR, recital 47 — legitimate interest · VIES — VAT number check, European Commission
Frequently asked questions
What buyers ask us before ordering. If something is missing, ask for the sample and write the question in the form: a person replies.
Ask for your sample →How many real estate agencies are there in Italy?
We have not counted a national total, so we do not publish one. The only number we measured is Milan: 278 agencies in a single run on 8 September 2026. Before you order we tell you how many rows come out of the province or region you need, and the free sample comes from that same area.
How up to date is the data?
It is current to the day of extraction, because the list is generated when you order it instead of being pulled from an archive. The date-of-last-review column tells you, row by row, how recently someone visited the practice. On request we rebuild the file every month and deliver only the changes.
How many agencies in the list have an email?
The emails do not come from an archive: we read them on the business website, so coverage depends on how many agencies have a website. In the Milan sample, 265 listings out of 278 (95%) had a website to visit. In the free sample you see the real percentage for your area before you pay.
Is it legal to contact these real estate agencies?
They are business contacts published by the agencies themselves. For B2B the GDPR allows legitimate interest under recital 47, and sole traders are flagged separately. When you receive the file you become an independent controller and, before calling, you must screen the numbers against Italy's do-not-call register. Automated email needs prior consent in Italy.
Is there a free real estate agents email list for Italy?
Yes, to start with: 20 complete rows from the area you name are free, with no account and no card. They come from the same extraction as the paid list, so you see the real email and phone coverage of your area. The full province is paid, from €290.
Can I download the real estate agent contact list as CSV or Excel, and how fast?
CSV and XLSX, with the source on every row; JSON on request. The 20-row sample arrives within one business day. A full province usually takes one or two business days, because every website has to be visited one by one to read the emails and social profiles.
Can I get the agencies of just one province or city?
Yes, and it is the most requested cut: one province starts at €290. You can also name a radius in kilometres, a list of municipalities or a neighbourhood. There is no national package you have to buy whole before you can get your area.
API or finished file: which is better?
The API makes sense if you have someone to integrate it and you want to rebuild the list yourself: you pay from $0.01 per lead and get $2 of free credit every month. The finished file makes sense if you need a province already deduplicated, enriched and checked, without writing a line of code.
What guarantee is there on quality?
Before buying you get 20 real rows from your area for free. After buying, every field we deliver is guaranteed: if a field is wrong, for example an email that does not exist, that row is refunded. For phones the refund applies when the number does not exist or is not valid, not when nobody answers, because a phone that is switched off cannot be verified. The guarantee covers the fields of the list you bought (with «phone only», the phone) and the period to report a row is stated in the order.
Can I import the list into my CRM?
Yes. The file arrives as CSV and XLSX with one column per field (name, phone, email, operating address, website), so the list of real estate agencies loads through the contact import of HubSpot, Salesforce, Pipedrive, Zoho CRM, Microsoft Dynamics 365, Odoo and monday CRM, or opens in Excel and Google Sheets. With the API the rows reach your systems without a file.
Want to see 20 real estate agencies from your area?
