## What this Italy B&B database is

**It is the list of bed and breakfasts in an Italian area, with name, address, phone, website and the emails published on that website.** We extract it when you order it: the collection date is the delivery date.

We say it plainly: whoever looks for a list of B&Bs today mostly finds hotel lists. The files for sale that show up in searches cover hotels, and bed and breakfasts are left out. The reason is practical: many B&Bs are run by private individuals, in several regions even on a non-business basis, and they easily slip through lists built from company records. On the map they are there, because whoever rents out rooms wants to be found.

The count of 247 refers to **Palermo** and comes from a run that went to the end without interruptions. The search returned 288 listings; 41 belonged to other categories (mostly hotels, 34, then wellness hotels and other lodgings) and we removed them: the category column in the file is there for exactly this. If you sell to hotels too, those rows go back in on request.

## The fields you get on every row

These are the columns of the CSV or XLSX. The enrichment fields (email, social profiles, website status) are filled only for the properties with a reachable website.

## How we build the list

Five choices that decide how many right rows end up in the file.

### The sector from the listing, not from the ATECO code

A company picks its ATECO activity code when it registers and often never updates it when the business changes. We take the category the business shows today on its public listing, on Google Maps and on the Italian national directories.

### The operating address, not only the registered office

The address is where the business works and answers the phone, not the registered office in the company register, which is sometimes only an administrative address.

### Source and date for every field

Next to phone, website and email you see where the value came from and the day we read it.

### Measured coverage

Every list says how many rows really have a phone, a website or an email, counted and not estimated. On this page, in Palermo: phone 97% (239 of 247), website 83% (206 of 247). Email coverage is measured in the sample from your area.

### Every month, only the changes

How the list is built

## From the map to the file, step by step

Five steps, always the same. They are the same public collectors you find in the API: if you prefer, you can run them yourself.

### 1. Extraction from the map

The `google_maps_places` collector sweeps the area you name and collects the listings tied to bed and breakfasts: name, category, address, phone, website, coordinates, rating and reviews. It is the source where small properties are most present.

### 2. National directories as a second pass

The `business_directory` collector goes over the same area on Pagine Gialle and Pagine Bianche. For the B&Bs that also have a listing there it confirms the address; those that are only on the map stay in the file anyway.

### 3. Deduplication on name and street

We normalise name and address and merge the listings that describe the same property. The «source» column keeps track of where each row appeared.

### 4. Enrichment from the website

The `local_business_leads` collector visits the website of each property and extracts the published emails, other phone numbers, social profiles and the website status. The emails come from the B&B's website, not from a purchased archive, and we know from which page.

### 5. «Active» flag and delivery

From the date of the last review and the website status we derive the active / doubtful / no flag, then export to CSV or XLSX with the source on every row. On request we check VAT numbers on VIES, where they exist.

## Compliance: what is in the file and what is up to you

The list contains **only the contact details the property publishes to do business**: name, address of the property, number published on the listing, website and the emails the B&B publishes on its own website. No guest data, no private contacts, no personal profiles bought from third parties.

For business-to-business contact the legal basis is legitimate interest, which the GDPR names explicitly for direct marketing in [recital 47](https://gdpr-info.eu/recitals/no-47/). Here extra care is needed: many B&Bs are run by private individuals, in some cases on a non-business basis, and for them, as for the sole traders we flag in a separate column, the contact detail counts as personal data and the processing has to be assessed case by case.

**Email, SMS and automated messages need consent in Italy.** Sending commercial communications through automated systems requires the recipient's prior consent, even when the recipient is a company or a professional (art. 130 of the Italian Privacy Code): the email column is for whoever already has that consent or for one-to-one contacts. Calls with a live operator are allowed only to numbers not listed in the Registro Pubblico delle Opposizioni, Italy's do-not-call register.

When you receive the file you become an **independent controller** of the data: privacy notice, record of processing and replies to data subjects' requests are up to you. Before any calling campaign the numbers must be screened against the do-not-call register; on request we check on VIES the VAT numbers of the properties that have one.

We have not counted a national total, so we do not publish one. The only number we measured is Palermo: 247 B&Bs in a single run on 1 October 2026, which went to the end without interruptions, after removing the hotels and other lodgings the same search returned. ### How up to date is the data?

It is current to the day of extraction, because the list is generated when you order it. For B&Bs this matters more than elsewhere: many properties open and close with the season, and the date of the last review shows it row by row. On request we rebuild the file every month with only the changes, from €390/month.

### Is there a list of Italian B&Bs with owner email addresses?

The emails are the ones each B&B publishes on its own website, so coverage depends on how many have one: in Palermo 206 B&Bs out of 247 (83%) had a website to visit. Those without a website often publish only a mobile number, and for those rows the phone is the contact. In the free sample you see the percentage for your area.

### Is it legal to contact B&Bs with a sales offer?
